Can a foreigner purchase property in Belize?
In Belize, foreigners can freely purchase real estate under the same conditions as local citizens. The country’s legal framework allows for full property ownership — known as fee simple ownership — regardless of the buyer’s nationality or place of residence. Former restrictions under the Alien Landholding Act were abolished in 2001, making the property purchase process for foreigners simple and transparent.
Residency or citizenship in Belize is not required to acquire property. However, it’s important to carefully verify the legal status of the land or house — including the title deed, any encumbrances, and outstanding fees. It is generally recommended to hire a local lawyer and a licensed real estate agent to ensure the process is safe and compliant with local laws.
The stamp duty (transfer tax) is usually around 8% of the property’s value when the seller is a foreigner. Financing through local banks is limited, so most transactions are completed using private funds or developer-provided installment plans.
Belize is one of the most foreign-friendly countries in the Caribbean. A stable legal system based on British common law, the absence of ownership restrictions for foreigners, and its highly attractive location make purchasing property in Belize not only possible but also a truly rewarding investment opportunity.
